The developers required a full architects’ service, from conception through to completion - co-ordinating all consultants information and being a team leader for 42 apartments within two blocks.

The main challenge was the access into the site to meet both London Borough of Havering Highways and (TFL) Transport for London requirements, over pre-applications both parties accepted an in and out solution off the Southend Arterial Road due to existing crossovers from the original industrial use.

Spatial Design Architects undertook a through feasibility study of the site and surrounding context. We formulated a design that generated a stepped mass for the development and positioned the tallest section of the development within the middle of the site. Initially the height was not well received by the local authority planning department in sketch form, but once we developed the scheme further showing the upper fourth floor would be finished with Anthracite zinc standing seam cladding, the local authority supported our design and planning permission was granted.

The design principles are taken from the former industrial use, we offset the industrial design with eco-technologies such as electric car charging points, rainwater harvesting and solar panels, on the main upper roofs and sedum on the lower roofs.  

Contemporary brick colours and detailing, complimented with striking, off-white large feature rendered forms that housed the individual apartment balconies, the solid sides of these forms allow individual owners their personal space and no overlooking.

The proximity of the two blocks sited side by side were designed with zinc saw tooth windows facing the rear car parking areas, to overcome any overlooking. This intuitive design was supported by the planners. 

We have worked closely with many consultants to deliver this project and the ‘Secure by Design’ planning condition was a challenge to meet, however we have secured our client a development that will be awarded a ‘Secured by Design’ GOLD AWARD from the Met Police.

This provides potential new homeowners with an amazing opportunity to own an apartment within a secure environment, with added high security and low-cost energy consumption credentials.
